"One Year Face-toFace Mentoring Course. We were on the one year Face-to-Face Mentoring course during 2019. Let's start with the negatives. Well, to be honest, we personally didn't have any. We genuinely looked forward to the monthly 'weekend away' in Bristol (being based in the East Midlands) as it never felt like a chore, instead feeling like another get together with like-minded chums for laughs, good food and a side order of good quality education. Susannah's enthusiasm and energy is totally contagious and at the same time inspiring. Not only that, she has done the right thing by keeping the group select, small and intimate, allowing people to properly get to know each other, and form solid relationships as a result (i'm talking both friendships and professional connections). For us TGPC is the 'right fit' for who we are, where we are and where we want to go in terms of business development. The small, select group was warm, open and down right fun, which was a perfect setting for enthusiastic learning, good quality networking and some meaningful relationships to take away once the syllabus was complete. But, it wasn't just the modular classroom education that made the weekends we invested worthwhile. It was also the Saturday site visits, conference calls, TGPC Facebook community group, the never ending Dropbox library of literally everything, and the honest sharing of both the highs and the lows of Susie's first hand experiences. Oh, and some excellent, respected guest speakers who, to be honest, didn't just speak, they spent the day in amongst us when they weren't delivering great content at the front of the room. Also in my experience they tend to become naturally interactive in the chat with the people on the webinar responding to Susannah's info and who are often repeat returners and very friendly and helpful and with Susannah acknowledging what people are saying and responding to comments while presenting the actual webinar. I learned a lot and there was a lot of shared contact info and help from guests on the webinar. I was very cautious at first in making any purchases and I understand exactly what you mean about being put off by the way the property making you rich is often marketed. Summary of Offer to Investor: I’m buying a property for £197,500 (on-market price £225,000). Estimated refurb cost: £50,000 Total spend: £265,445 Post-refurb value (GDV): £325,000 Projected profit before finance: £59,555 He previously lent me £100,000 at 7.5% for 12 months (I’d planned to make it 10%). For this new deal, I’ve proposed: He lends me a total of £260,000 (£105k already received + £155k new). Term: 9 months Return: 10% (which is 13.33% annualised). He gets first charge on the property for full security. Based on the project numbers: He’d earn £26,000 in interest. I’d make £33,555 profit after paying him back. Would you say this offer is generous, fair, or stingy for a fully secured 9-month flip with clear figures and first charge protection? Thanks!"

Unfortunately the Survery has come back with a current valuation much lower than we anticipated. We don’t agree with the valuation as even the comparibles used don’t make sense. This could be a problem with LTV on the bridging. We’re considering having another survey done with another Surveyor but time is of the essence as it’s under ore-auction conditions. "SALE COMPLETED (Almost!!). LOOKING FOR THE NEXT SITE. Slightly pre-mature but we will complete on the sale of this house this week. Our solicitor has sent the final documents today and buyer wants to complete tomorrow. Sunday can be a normal working day for my Solicitor!! Completion was due to be last Friday but paperwork delays with the new build warranty stopped that, but we got there with serious perseverance and thinking outside the box. We Exchanged on 15/9/23, completed on 24/11/23. We demolished the existing buildings down between exchange and completion. The Build has taken only slightly longer and more expensive than expected but all within budget. My business partner James Jarvis is also a member of this group and has been excellent, and is how we got to know each other, thanks Susannah Cole; The Good Property Company Today’s lesson; Tell people what you do and What you Need / are Looking for. If you don’t how do they know and how can they help you? In case you didn’t know James and I are looking for a site to build 1-5 houses on within 1 hour of Cirencester."

"Our latest deal is completed! 🎉 Ground rent investment - Block of 25 apartments in Liverpool 🏢 We negotiated a great price with the vendor on this one as she inherited the apartments from her late father, she is a farmer and had no intention of holding them so just wanted a nice quick sale. After doing some work on the title, as well as working with the vendor to claim some of the leaseholder's outstanding payments we found a ground rent investment company to which we sold it on to and made a 106% ROCE whilst also securing a handsome return for our investors. We have used the profits towards our latest purchase which is a BRR-SA unit in the sleepy village of Ruskington (Lincoln) and rip-out is now underway! 🙂 ***EDIT*** Apologies, the original ROCE I posted was in fact based on the PP on another ground rent we have going through, this particular deal was a lot higher than the original 49% mentioned... Numbers below Susannah Cole; The Good Property Company 😃 Purchase Price - £6k Legals us - £500 (Business Partner is a solicitor so saved a bit here) Contribution towards vendors Legals - £500 Sold for - £14,400 ROCE - 105.71% Timeframe - 3 months £1200 reclaimed from leaseholders (we could have claimed this ourselves after the purchase however decided to claim these whilst in the vendor's name so she got a little extra and it sweetened the deal for her - she was very happy with the outcome as were we 🙂"

At that time deals were being held up with Covid and Conveyancing and so I applied her strategy to Rent to Rent HMOs sourcing rather than House Purchases. It turned out that with every 20 Qualified Calls I made in Coventry I would get 1 deal. The lesson learned 'Men Lie, Women Lie, Numbers in Sourcing Do Not'. "11 days after going to market, we are SOLD! 💥 We achieved the full asking price and also broke the ceiling price in this area. Here are the numbers on this flip project, located in Sheffield. Purchase Price - £107,500 SDLT & Legals - £4,803 Cost of refurb - £40,186 Total Investmet - £152,489 Sold for - £210,000 Selling Fees & Legals - £2,100 Profit - £55,411 ROI - 36% Property was a probate purchase, we got it at a great price because we were cash buyers. Other parties had offered up to £127k but were not in a position to proceed. We had problems with the builder (who we sacked halfway through the project). Lots of lessons learned! We had to rip out and re-do much of his work, resulting in additional costs and the project taking longer than planned. BUT, still a great result. I'll take these all day long. After this first project, we need to scale. I plan to leverage our cash funds by putting down deposits and using finance or private investment for future projects, which will enable us to turn these around more quickly. It's been a valuable first project which has equipped us with the confidence to take on more projects. Thank you Susannah Cole, I have used many of your systems, processes and documents from the Flipping Academy. I built my own CRM in Podio and I'm writing SOPs as I go so that we can scale 🏠."

"A little intro about my recent projects and accountability for 2025 Been in property full time since 2013 so 15 years next March. Started renting properties in early 20’s with cash I’d saved from job and bank loans not buy to let’s. Had a breather till 2006 then started buying for myself again, taking it more seriously from 2013 knowing property was well and truly in my blood. "Hi Susanna, I hope you’ve been well. I’ve been meaning to write this for a long time. We met around seven years ago at one of your events in London, and I just wanted to say thank you. That event and, in particular, the phone call you kindly had with me afterwards were genuinely eye-opening for me. You helped me clarify what I actually wanted from property, challenged my thinking in the right way, and gave advice that really stuck. You never asked for anything in return, and I’ve always remembered that. On the call especially you truly made me believe in myself and have confidence to be able to do property, thank you for that. Around a year and a half to two years ago, my partner and I made the decision to sell two of them so we could buy our dream home. "Guys and girls, I could explode with excitement this minute! I have been watching, listening, reading about property investment, viewing properties and learning all the details about each of them and in process of buying one of them, yet drooling on at least two more. The property that has had me on an adrenaline pump is 33% BMV, needs underpinning to one wall but I can have it tenanted within literally three weeks - underpinning can wait, mortgage can wait. I had a two hour chat with the owner when I went for half an hour of public viewing yesterday. The owner is the nicest soul on earth and even gave me the keys to the house to keep for a few days while I get the underpinning estimate. She wasn't even aware that the house is on auction! She just did a conditional sale contract with a buyer who has put the house on auction. She sent me the contract and it was written at the bottom that they will have the right to advertise it on auction. Suzannah advised me to watch the property not sell on auction and then deal directly with the owner. I have spoken to the owner about lease purchase agreement, if the house does not sell on auction. We will start the sale process immediately but I will pay her rent until we complete. This will give me breathing space. The auction is on Tuesday - I'm registered for online bidding. I don't want it to be sold on auction. I'm dying."

I decided to purchase the business planning pack, so glad I did, it has made me re-think, slow down and learn as much as I can, get my systems into place before I start.
